Ferney Lee Passive House and Tod Works Scheme, Todmorden
Located in the scenic Upper Calder Valley, the Ferney Lee project represents a bringing together of sustainable design and social value, creating new opportunities for living and working in the heart of Todmorden. Developed alongside CVCLT and Connect Housing, the scheme is comprised of 19 affordable new homes and the Tod Works, a contemporary enterprise centre, and creates high quality, affordable, and environmentally conscious spaces for the local community. The project is also supported by Homes England, Calderdale Council, and the Todmorden Town Deal.
Designed and built to PassivHaus standards with a fabric first approach and each equipped with generous PV provision the scheme contains a mixture of 3 and 4 person family homes, as well as 2 person cottage flats, to provide a range of affordable dwellings that boast exceptional thermal efficiency and low running costs. Built using local materials and with particular emphasis on the regional character, each home is also fully M4(2) accessible ensuring they are suitable for people from all across the community.
In addition to the housing, the Tod Works enterprise centre development will provide rentable workspaces ranging from 10m2 to 40m2 for small businesses and entrepreneurs without compromising on the rigorous environmental and social value credentials of the wider scheme. Overlooking Centre Vale Park and Todmorden Moor, the Tod works provides light, contemporary offices each with independent secure access and fully accessible communal facilities, located within walking distance of Todmorden town centre.
The wider site also delivers high quality shared landscape and community green space, reinforcing the project’s relationship with its setting and providing outdoor amenity for both residents and workers. Integrated electric vehicle charging infrastructure further supports the low-carbon philosophy behind the design and future-proofs the development going forwards.
